ABOUT THE ROLE

Colliers is looking to hire experienced Deputy General Manager (DGM) / General Manager (GM) – Industrial & Logistics Transactions for its Hyderabad business.

The role is a hybrid revenue-generating and team leadership position , combining:

Individual business development

Individual transaction execution

Key account management

Team leadership

Revenue ownership

Pipeline management

Business development strategy

Market development

The successful candidate will be responsible for personally originating and closing transactions while simultaneously leading a team of transaction professionals .

The individual will be expected to develop strong relationships with corporates, multinational companies, manufacturers, 3PLs, e-commerce companies, logistics operators, developers, landlords, landowners and institutional stakeholders .

KEY RESPONSIBILITIES

  • Individual Business Development & Revenue Generation

Personally originate and close Industrial & Logistics transactions.

Develop a strong individual pipeline of occupier, landlord, developer and land opportunities.

Build relationships with CXO-level decision-makers and key corporate stakeholders.

Identify new occupier requirements and convert them into mandates.

Generate repeat business from existing clients.

Develop strategic relationships with developers, landlords and landowners.

Lead major client pitches, RFPs and strategic proposals.

Own an agreed individual revenue target.

Maintain strong pipeline coverage to support annual revenue objectives.

  • Team Leadership & Revenue Ownership

Lead, coach and develop a team of Industrial & Logistics transaction professionals.

Set individual business development and transaction objectives for team members.

Allocate and monitor mandates and opportunities.

Review individual and team pipelines regularly.

Drive team members towards agreed revenue and transaction targets.

Conduct regular pipeline and performance reviews.

Identify performance gaps and develop corrective action plans.

Coach team members on prospecting, client engagement, negotiation and transaction closure.

Accompany team members for important client meetings and negotiations.

Encourage collaboration and sharing of market intelligence across the team.

Build a high-performance, target-oriented transaction culture.

  • Transaction Management

Lead and oversee complex Industrial & Logistics transactions.

Personally handle strategically important and high-value transactions.

Guide team members through transactions from mandate to closure.

Review transaction strategy, property options and commercial proposals.

Support negotiations involving rental, capital value, escalation, lock-in, security deposit, fit-out, development obligations and other commercial terms.

Ensure transactions progress efficiently through:

Mandate → Property Identification → Site Visit → Proposal → Negotiation → LOI / Term Sheet → Documentation → Closure

Provide senior-level intervention on critical transactions and negotiations.

Ensure quality and consistency of transaction execution across the team.

  • Key Account Management

Develop and manage strategic relationships with major occupiers and corporate accounts.

Build relationships at CXO, promoter and senior management levels.

Understand clients' business plans, expansion requirements and real estate strategy.

Develop opportunities across multiple locations for key accounts.

Drive repeat and referral business.

Coordinate with other Colliers offices for pan-India requirements.

Identify opportunities for cross-selling other Colliers services.

  • Team Business Development

Develop a structured business development strategy for the Hyderabad Industrial & Logistics team.

Build target lists covering: Corporate occupiers

Manufacturers

3PLs

E-commerce companies

FMCG companies

Retailers

Logistics operators

Developers

Landowners

Institutional investors

Drive systematic prospecting and client engagement.

Monitor BD activity, meetings, proposals and conversion.

Build a sustainable team-level transaction pipeline.

Ensure adequate pipeline coverage against team revenue targets.

  • Market Development

Establish Colliers as a leading Industrial & Logistics advisory platform in Hyderabad and Telangana.

Develop strong relationships across key industrial and logistics corridors.

Develop proprietary market intelligence.

Identify off-market properties and land opportunities.

Encourage the team to continuously expand the landlord and developer database.

Represent Colliers at relevant industry forums and market events.

  • Team Development & People Management

Recruit and develop high-quality transaction professionals in coordination with the leadership team.

Establish clear performance expectations for team members.

Conduct regular one-on-one performance discussions.

Identify training and development requirements.

Mentor Assistant Managers, Managers and Senior Managers.

Develop future team leaders.

Promote a culture of accountability, collaboration and performance.

Recognise high performers and address underperformance appropriately.

Support career development and succession planning within the team.

  • Reporting & Governance

Maintain accurate individual and team transaction pipelines.

Conduct weekly pipeline reviews.

Provide regular business updates to the Regional / City Head.

Ensure CRM and internal reporting discipline.

Essential

Strong understanding of Industrial & Logistics real estate
