Funding Manager

The person should be in a position to prepare projections and follow up with financial institutions for the fund process. Key Responsibilities Capital Sourcing & Raising: Raise construction finance, Lease Rental Discounting (LRD), working capital, and project-specific debt from banks, NBFCs, and financial institutions. Coordinate equity fundraising or private equity (PE) tie-ups for large-scale development projects. Financial Modeling & Documentation: Build and maintain dynamic project financial models, cash-flow projections, and return metrics such as Internal Rate of Return (IRR) and Debt Service Coverage Ratio (DSCR). Prepare Credit Monitoring Arrangement (CMA) data, project information memoranda, and loan proposal decks. Due Diligence & Lenders Coordination: Lead technical, legal, and financial due diligence in collaboration with external consultants and internal teams. Negotiate term sheets, sanction letters, and definitive loan agreements. Compliance & Reporting: Track and ensure adherence to Real Estate Regulatory Authority (RERA), environmental, and municipal approvals tied to loan disbursement milestones. Manage Management Information Systems (MIS) for fund utilization tracking and periodic lender/investor reporting.
